Job Description
Director of Properties/Transaction Manager
Our client is a leading manufacturer and distributor of wood and wood-alternative products. With over 200 properties comprising office space, office buildings, manufacturing plants, and field sales offices, we are seeking a highly skilled and experienced Director of Properties/Transaction Manager to join our team. This is a newly created position that will play a pivotal role in managing and strategizing the company's real estate portfolio.
Job Description:
You will be responsible for overseeing the management, strategy, and transactions related to Universal Forest Products' extensive real estate holdings. This role requires a candidate with a strong background in real estate, preferably with experience in brokerage or legal aspects of the industry. Your primary focus will be to lead and develop strategies for site evaluation, purchase of manufacturing facilities, leasing, tenant management, and purchase agreements. Additionally, you will be instrumental in building the strategy and direction for this newly formed team.
Key Responsibilities:
- Develop and implement strategies for the company's real estate portfolio, including office space, office buildings, manufacturing plants, and field sales offices.
- Evaluate new site opportunities for manufacturing facilities, considering factors such as location, cost, and operational requirements.
- Oversee leasing responsibilities, including negotiating lease terms, managing lease renewals, and maintaining positive landlord-tenant relationships.
- Manage tenant relations, addressing concerns, and ensuring tenant satisfaction.
- Collaborate with legal counsel to review and negotiate purchase agreements, ensuring compliance with legal and regulatory requirements.
- Build and lead a high-performing team of real estate professionals, including transaction teams, project managers, and construction teams.
- Provide guidance and mentorship to team members, fostering their professional growth and development.
- Collaborate with other directors and cross-functional teams to align real estate strategies with broader business objectives.
- Participate in regular meetings and provide updates on property management activities, transaction progress, and financial performance
Job Requirements
Requirements:
- Bachelor's degree in Real Estate, Business, or a related field. A Juris Doctor (JD) degree is a plus.
- Proven experience in real estate management, with a focus on property transactions and leasing. Brokerage or legal background is highly desirable.
- Strong knowledge of real estate laws, regulations, and best practices.
- Exceptional negotiation and contract management skills.
- Excellent leadership abilities, with a track record of building and managing high-performing teams.
- Strong analytical and problem-solving skills.
- Exceptional communication and interpersonal skills, with the ability to collaborate effectively with stakeholders at all levels of the organization.
- Proficiency in real estate software and tools.
Contract positions
Will be employed and paid hourly by iMPact Business Group. Benefits (medical, dental & vision) are available after 90 days of employment.
Permanent placed employees
Paid by and qualify for benefits in accordance with the policies of the hiring company.
