Facility Maintenance Supervisor

Coordinate the operational aspects of the property in a manner which protects, maintains, and improves the value of the property.

Ensure operational efficiency of electrical equipment and mechanical systems through timely inspection and repair
 Maintain life safety equipment including but not limited to fire pumps, sprinklers, emergency generators, fire panels, smoke detectors, CO detectors, etc
 Conduct planned inspections to check the level of services provided. These inspections should serve as an assurance of quality on the perception of service as indicated by the surveys received from the users.
 Maintain tools and equipment and ensure tools are in proper working order; evaluate the need for additional tools and/or replacement of tools/equipment as necessary
 Manage multiple employees through effective communication, supervision, training, and scheduling to ensure tasks are completed on time and within budget
 Maintain maintenance logs and report on daily activities
 Develop multi-year capital project plans, and manage the process to complete the capital projects
 Monitor contractor performance
 Analyze trends and utilize data to anticipate and proactively address issues in the client environment.
 Effectively utilizes data and analytics in the communication of solutions and decision making.
 Keep inventory of maintenance and cleaning supplies and equipment, and report needs to supervisor
 Respond to emergency calls for maintenance and repairs
 Comply with all safety and health regulations

Competent in problem solving, team building, planning and decision making
 Strong technical knowledge of building systems including HVAC equipment, chillers, boilers, and centrifugal air compressors.
 Ability to keep track of and report on activity
 Experience in planning maintenance operations
 Working knowledge of computer applications including Microsoft Office, Johnson Control's Metasys System, and CMMS systems.
 Working knowledge of SAP's CMMS System is a plus
